Technical Building Control

Are you a developer, lessor, project owner or asset manager? Do you want to control the technical risks associated with your construction projects? Apave's teams in Asia are at your side from the design phase right through to handover, to anticipate any hazards that may arise on your sites.

Your challenges

Essential for guaranteeing the solidity of a structure and the safety of future occupants, technical building control (CTC) is a major human and material challenge.

This approach makes it possible to anticipate, as far upstream as possible, any technical hazards associated with a construction, renovation, conversion or refurbishment project, and to ensure that the building complies with local regulations.

This inspection can be carried out on a voluntary or regulatory basis. It is mandatory in most countries, notably to comply with insurance requirements.

From the design phase onwards, Apave's teams in the Middle East work with you to ensure the strength, reliability and safety of your structures, and to manage all technical risks with the utmost precision.

The multi-sector expertise of our teams enables us to work on all types of structures: mosques, ERP, tertiary buildings, residential buildings, high-rise and very high-rise buildings, industrial buildings, airports, shopping centers, hospitals...

We can carry out technical inspections in the pre-project phase, to validate the conformity of your future structures right from the design stage, and prevent any technical problems that may arise during construction. Our teams can also intervene after the fact, on existing structures, to check the solidity of the building (following the detection of wear, cracks or other anomalies, for example).

At the client's request, we can offer a range of complementary services: control insurance, design review, technical assistant during design, feasibility studies, construction materials, risk analysis, project management, material consistency, green building certification, asset management, sustainability for the building...
Depending on your needs and the specifics of the project, CTC can cover all types of risk: technical, human, environmental, seismic, thermal, acoustic, performance of installations, accessibility for the disabled...

Your questions

about our Technical Building Control assignments

  • Why carry out a technical building inspection (CTC)?

In the vast majority of countries, technical building inspections are first and foremost a regulatory requirement. Very often, CTC is also a formality required by insurers (as is the case in Saudi Arabia). Beyond its regulatory nature, technical building inspection is an essential step in guaranteeing the safety of future users, as well as the solidity and conformity of the structure, with respect to the standards in use in the country and for the building concerned (thermal, acoustic, earthquake, environmental standards, accessibility for the disabled...). It is therefore imperative not to overlook this inspection, whatever the structure and type of project.
  • What types of buildings can you inspect?

Thanks to our multi-sector expertise and agility, we are able to work on all types of structures, of all sizes, types and uses (commercial buildings, residential buildings, industrial sites, ERP, infrastructures, engineering structures, etc.). Examples include high-rise and super-high-rise buildings; mosques; warehouses; factories; retail outlets; residences; hospitals; airports... We can also support you in all types of projects: (construction, renovation, rehabilitation or transformation), throughout their lifecycle.
  • At what stage of the project can you intervene?

We can intervene both during the design phase of a new structure and later, on existing buildings, when an anomaly is detected. However, we strongly advise you to call in a technical inspector as early as possible in the pre-project phase. This is the surest way of controlling all technical risks and anticipating any hazards, bottlenecks or malfunctions.
  • How does a building inspection work?

After gathering the necessary documents, we examine the design file to ensure that the project complies with the regulations in force in the country and for the type of building concerned. We then draw up an initial technical inspection report.

During the construction phase, the technical inspector carries out all the usual checks on the building (framework, enclosure, equipment, electrical and thermal installations, fire safety, etc.). Then, one year after completion of construction, another visit is made to carry out a final assessment.
  • Can you take samples and perform analyses on site?

Yes, we can. In Saudi Arabia and other Middle Eastern countries, we have the laboratories and resources to carry out in situ analyses. If necessary, we can drill and take samples to ensure that soil conditions are adequate and in compliance with current regulations.
  • In which cities in the Middle East can your teams operate?

The Apave Group has branches in several Middle Eastern countries (Kuwait, Turkey, Oman, United Arab Emirates, Qatar, Saudi Arabia, etc.). This solid territorial footing, combined with the high mobility of our teams, enables us to operate throughout the region in a highly responsive way, whether in small outlying towns or in major cities (Istanbul, Ankara, Dubai, Al Ahmadi, Muscat, Abu Dhabi, Doha, Riyadh...).
